† For liability reasons many inspection associations, states and insurance companies don't recommend inspectors climb roofs for a number of reasons. A lot of roofs will not show damage from the outside. Number one, if the roof is really damaged, the inspector can actually go through the roof causing even more damage to the home and them self. Number two, safety is obviously the main important issue, the inspector can fall off the roof and that could lead to death. A good inspector can spot a roof problem with a great pair of binoculars from several angles. The best way to see roof structure is in the Attic. In the Attic you can look at the roof Rafters you can tell if there is rot ,insect damage, water leaks, problems to the sheathing and more. Looking at the outside is only going to tell you the condition of the shingles and possibly any flashing issues, the real issues are going to be noticeable in the Attic. Every inspector should make a good effort getting into the attic after they do an exterior check with a set of binoculars and a good camera.
